I have been asked how we arrived at our asking price. No, we did not
simply assume that the Boulder Assessor's office was totally accurate.
We did a sales analysis involving 66 comparables. We found that the Assessor's office
did a suprisingly accurate job. Recent sales data have confirmed that opinion. Our asking price includes $5K of "sales expenses". This
gives us room to accept a lower offer, pay a commission, or install
upgrades requested by the purchasor. I can't do all of these at once of
course, that would be too expensive. I am not specifying what the sales
expenses are, because that depends on the buyer. Some buyers need the
assistance of a real estate agent, some buyers will want air
conditioning installed, and others would rather reduce their purchase
price or have some help paying points on their mortgage.
We can move out promptly, since we already
have our new home in Boulder. We are forced to sell because we don't
live here full time any more, and if we don't sell soon, we'll owe
capital gains taxes on 11 years worth of appreciation
